Timing is Everything

How do I time the Denver real estate market?

Happy New Year! TeamCox Realtors often hears the burning question, “How do I time the Denver real estate market?”  Truthfully, timing any real estate market is virtually impossible since there is a good deal of luck involved.  If TeamCox, as Denver real estate agents, knew with certainty how to "time the market," we would be giving seminars.  There are barometers that we watch which can often be pretty good indicators.

  • Serious sellers have spiffed up their offerings and reduced prices to move their homes.  These prices can be very tempting!
  • Less than serious sellers have either withdrawn their homes or let the listing expire.  This has radically cleaned up the market place.
  • New construction has been cut back radically.  This is giving homeowners a much better chance to sell their homes if they show well and are priced correctly.
  • Interest rates are still near historic lows but again it is virtually impossible to time the market.
  • Forward-looking investors, who almost always “get it” before the average buyer, have a sense that there is a change in momentum.
  • Denver has been on a hiring binge and is leading the nation in new jobs created.
  • Denver wages are up well over inflation.
  • Lockheed Martin is relocating 500-750 highly paid positions from California this spring.
  • Denver commercial real estate has been on a two-year tear with historical prices seen on many large commercial real estate transactions. Available rental space has been aggressively leased.
