<div style="margin: 0in 0in 0pt"><font face="Verdana" size="2"><span style="color: black"><font face="Verdana" size="2"><img class="" style="width: 271px;height: 230px" height="222" alt="" hspace="7" width="350" align="left" vspace="7" border="1" src="http://blog.teamcoxrealtors.com/wp-content/uploads/image/phpzYbxD3PM.jpg" /></font></span>I understand why many potential first-time homebuyers are sitting back waiting for some good economic news before buying a home.&nbsp;I also know many home buyers are sitting back waiting for the &quot;bottom&quot;.&nbsp;We are definitely in the middle of a historic economic crisis.&nbsp;Just watch the news &#8212; reports abound.&nbsp;I&#8217;ve heard our current climate compared to the Great Depression.&nbsp;For me from a real estate perspective, it reminds me of the savings and loan crisis of the late 1980s.</font></div>

<div style="margin: 0in 0in 0pt"><font face="Verdana" size="2">I purchased my first home during that period in 1990.&nbsp;As a 21-year old professional, I purchased a condo with a 7.5%ish interest rate for $36,000.&nbsp;In five years when the market had recovered, I sold that same property for $78,000 &#8212; giving me a down payment on a new house!&nbsp;A house a then sold 5 more years later for more than its asking price because we&#8217;d entered a &quot;buyers market.&quot;&nbsp;A 10-year cycle that changes my financial situation.&nbsp;</font></div>
<div style="margin: 0in 0in 0pt"><font face="Verdana" size="2">&nbsp;</font></div>
<div style="margin: 0in 0in 0pt"><font face="Verdana" size="2">Now can I guarantee the same results today?&nbsp;No. No one can. But do we know that historically all markets cycle? Yes.&nbsp;And we are in a down cycle.&nbsp;The upside is ahead.</font></div>

<div style="margin: 0in 0in 0pt"><font face="Verdana" size="2">Now I can also tell you that historically Denver has entered the down cycle before the rest of the nation and also exited it sooner.&nbsp;So while nationally talk of recession abounds, there is good news for Denver.</font></div>

<div style="margin: 0in 0in 0pt"><font face="Verdana" size="2">Denver-area employers added 3,800 jobs between July and August</font></div>

<div style="margin: 0in 0in 0pt"><font face="Verdana" size="2">Education and Health Services are Denver&#8217;s fastest growing job sectors</font></div>
</li>
<li>
<div style="margin: 0in 0in 0pt"><font face="Verdana" size="2">32% of Denver area employers plan to hire</font></div>
</li>

<div style="margin: 0in 0in 0pt"><font face="Verdana" size="2">Metro Denver&#8217;s foreclosure filings declined dramatically between July and August, down by 35% to 68% by county.</font></div>

<div style="margin: 0in 0in 0pt"><font face="Verdana" size="2">To quote the report &quot;these more positive indicators suggest that the framework for stable housing markets could be in place.&nbsp;Market fundamentals &#8212; including home prices, invetory, and job growth &#8212; are already stronger in Metro Denver than they are nationwide.&quot;</font></div>

While I&rsquo;m still looking for the bottom of the stock market (hopefully, it is almost here!), it certainly seems that we have already hit the bottom of the <a href="http://www.teamcoxrealtors.com"><font color="#cc0000">Denver real estate</font></a> market.&nbsp;<br />
</font><font size="2"><br />
Metrolist released its monthly sales figures yesterday, which revealed that Denver home sales continue to increase, while inventory continues to decrease. The statistics indicated that there was a 14.1 percent increase in Denver home sales from September 2007 to September 2008. Inventory plummeted 21.1 percent from last year. The only blip was that the median Denver median home price of $216,150 is a 12 percent decrease from last year.</font></div>
<div style="margin-top: 7.5pt"><font size="2">There is also positive news on&nbsp;national real estate market front. The National Association of Realtors released its Pending Home Sales Index today, which indicated that pending sales of existing U.S. homes unexpectedly increased 7.4 percent in August to the highest level in over a year.&nbsp;</font></div>
<div style="margin-top: 7.5pt"><font size="2">These are all encouraging signs for the state of the Denver housing market.&nbsp;What does this all mean for prospective Denver homebuyers?&nbsp;It is&nbsp;important to act as soon as possible, since inventory will go up in the first quarter and prices should increase marginally.&nbsp;This will be especially true as more homes go off the market for the holidays.&nbsp;<br />

&nbsp;<br />
There are a handful of states causing the negative media coverage, including Ohio, Michigan, and Indiana. The other states causing problems are the previously booming housing markets of California, Florida, Nevada, Arizona, Utah, and Illinois - notice that COLORADO is not on the list! Analysts have stated that the problems in the formerly red-hot housing markets of California, Florida, Nevada, and Arizona, are stemming from speculators walking away from mortgages that they can no longer afford.<br />
&nbsp;<br />
Here are some other interesting facts:</font></span></p>
<p><font face="Verdana" size="2">1. 35% of homes in the United States do not have a mortgage. <br />
2. Approximately 94.88% of mortgage loans are performing. <br />
3. Only 25% of all mortgages are subprime loans, and of these, 75% are performing. <br />
4. The foreclosure problems are mainly in the nine states mentioned above.&nbsp;<br />
5. The biggest foreclosure problems are in Michigan, Ohio, Nevada, California, and Indiana. Some of these are manufacturing states that have had massive job losses. Since 2001, Michigan has lost over 400,000 jobs. These states would probably have had problems no matter what the market was doing.&nbsp;<br />
6. The other states experienced significant over building. 25% of the foreclosures in these states are on properties that are held by investors who were speculating. <br />
7. In Colorado (and 42 other states), the number of foreclosures has declined in 2007 and 2008 from 2006.</font></p>
<p><font face="Verdana" size="2">Buyers waiting to purchase a home when the all-clear signal is flashed&nbsp;will be left sitting on the sidelines. There is no question that there is bad news in some markets. While Colorado isn&#8217;t in the top foreclosure list, we&#8217;re having our issues, too. What irks me is that there is also a lot of good news that is either being buried or not being reported at all. Well, there is more good news for the Denver real estate market - Denver home prices continue to outperform the rest of the country. This month&rsquo;s Standard&amp;Poor&#8217;s/Case-Shiller Home Price Indices was released today, and the closely analyzed report revealed that Denver-area home prices dropped 4.6 percent from the summer of 2007 through July of 2008. While this doesn&rsquo;t sound too good upon first glance, this is actually a rosy number compared to the overall 16.3 percent drop recorded for the 20 cities studied. Just to put it in perspective, Las Vegas and Phoenix have seen home values decrease nearly 30 percent this year!</font></div>
<div style="margin: 0in 0in 0pt"><font size="2">&nbsp;</font></div>
<div style="margin: 0in 0in 0pt"><font size="2">Denver was once again one of the few cities to have a month-to-month price increase of .8 percent. Minneapolis was the only city that fared better with a 1.3 percent gain. In addition to Denver and Minneapolis, Atlanta, Boston, Detroit, and Dallas were the only other cities to see home price increases from June to July.</font></div>
<div style="margin: 0in 0in 0pt"><font size="2">&nbsp;</font></div>
<div style="margin: 0in 0in 0pt"><font size="2">While the numbers were dismal for the national real estate market, there was a silver lining in the report in that the rate of decline has slowed considerably from the beginning of the year.</font></div>

According to RealtyTrac, this is completely inaccurate. Colorado&rsquo;s actual foreclosure rate in August was approximately one per every 452 households. It seems that Channel 2 needs to do a little better research before reporting that 20% of all Colorado homes are in foreclosure! Now, that is a scary thought!<br />

Yes, lending constraints have tightened, but we are confident in the working relationships that we have established with quality Denver lenders. Here is how I see it:</font></p>
<p><font face="Verdana" size="2">1. It is a fact that liquidity has tightened and some mortgage companies have had difficulties funding their loans. Correspondent lenders&rsquo; credit lines are shrinking, and mortgage brokers have less room to maneuver with wholesale lenders. If you are in the market to buy a home, you should work with an experienced real estate agent that has established relationships with well-capitalized lenders. It is essential that your funds will be there when needed at the closing. </font></p>
<p><font face="Verdana" size="2">2. As a borrower, you should always work with a lender that can accommodate all types of loans, including FHA, VA, Conforming and Non-Conforming loans. With the recent price increases with PMI (private mortgage insurance), FHA has become much more attractive than in years past. With recent MIP (FHA&rsquo;s mortgage insurance premium) changes, higher credit score FHA buyers, even those with 10% down or more, may benefit by comparing an FHA loan with a similar conforming loan. </font></p>
<p><font face="Verdana" size="2">3. As a homebuyer you should get preapproved rather than just prequalified. With no assurances of what future mortgage industry changes will look like, many agents are insisting on a fully underwritten preapproval (subject to appraisal) before house hunting and presenting an offer. Likewise, sellers should always demand, before tying up their property for 30 days or more that a &ldquo;preapproved&rdquo; offer is being presented. Nobody benefits when a listing is &ldquo;tied-up&rdquo; to find out later that a &ldquo;prequalified&rsquo; borrower&rsquo;s underwriting terms have changed and, as a result, they no longer qualify for a loan. </font></p>
<p><font face="Verdana" size="2">4. Sellers, if mortgaging your next transaction, you should also get preapproved prior to listing your current home. With recent mortgage changes, you will want to know that you qualify for a new home loan before you sell your current residence.&nbsp; We certainly would not want the experience of explaining to a home seller that you have to rent rather than buy and your current home is under contract!</font></p>

According to statistics recently released by Metrolist, the number of homes for sale in the Denver area has decreased by a whopping 20 percent from last year, and declined 4 percent from last month. This makes us optimistic about the state of the Denver real estate market.&nbsp;</p>
<p>You might be wondering why declining inventory is a positive thing? While it isn&rsquo;t good news if you are a prospective homebuyer, it is great news for the overall health of the Denver housing market. Think about it: as housing inventory declines, there is less inventory for buyers to chose from, which results in less competition for sellers. This phenomenon will drive ultimately Denver home prices up, and speed up the market&rsquo;s recovery.&nbsp;<font face="Verdana" size="2">The average sold price of a Denver home in August declined slightly last month to $261,107. This is likely the result of the large number of foreclosures in the market, which is only temporary.&nbsp;<br />

Another positive development is that mortgage rates have declined since the government takeover of Fannie Mae and Freddie Mac.&nbsp;It will now be easier for homebuyers to find and qualify for a loan, which will further spark the Denver real estate market. It is unclear how long these lower rates will linger, so it is a good idea to purchase or refinance your home as soon as possible. </font><font face="Verdana" size="2">We&rsquo;ve been stressing for months that now is the time to buy a home in Denver. If you wait for the &ldquo;all-clear&rdquo; that the market has completely recovered, it will be too late to purchase your dream home at the best price. Prices will have gone up, and your bargaining power will be greatly diminished.&nbsp;<br />
